Mechanical and Life Safety Systems (MLSS) Upgrade
Initiated by the Municipal Building Commission in January 2001, the Mechanical and Life Safety Systems Upgrade (MLSS) project will improve temperature control and upgrade fire-safety systems in the City Hall and Courthouse building. Long-term benefits include improved air quality and heating/cooling capabilities and the ability to promptly notify building occupants of emergency situations. The current mechanical system provides only 60 percent of the fresh air needed. In addition, some mechanical system components are inefficient and beyond their projected lifecycle. In order to complete this project, four new air handling units per floor and four new fresh air intake units in the attic must be added. Since only 48 percent of the building has sprinklers and/or fire alarms, an update of the fire alarms, smoke detectors, public address, and sprinkler systems also is necessary.
Along with the system improvements outlined above, several other projects are being completed simultaneously in MLSS work areas, including: asbestos abatement, electrical/lighting upgrades, deferred maintenance, voice and data cabling upgrades, ergonomic work stations, other needed improvements, and increasing energy efficiency.
To minimize disruption to tenants and enable the completion of mechanical and life safety upgrades at the same time, project work will proceed floor-by-floor by building quadrant; approximately 10,000 square feet of space is included in each project stage.
